Homeowners Association — Community Update — March 2026


Dear Neighbors,


Something exciting is happening in Lanier Woods North — and you're part of it.

Your HOA board has been hard at work building the foundation for a stronger, better-connected neighborhood. New committees are forming, a brand-new website is live, and we are working on a new set of covenants for your review and input. Additionally, we are excited to announce that a community Spring Potluck and get together is just around the corner! This letter is your first look at all of it.

Join your neighbors for our first community gathering of the year! We'll be meeting in the cul-de-sac at the end of Cherokee Ford. Come meet the board, learn about the new website and covenants, share your ideas, and enjoy some good company. This is YOUR neighborhood — come help shape it.



YOUR NEW COMMITTEES


Great neighborhoods don't happen by accident — they're built by people who care. We're proud to introduce the committees that are already rolling up their sleeves.


🌿 Landscaping Committee — Led by Eugene Cindea

Eugene brings serious credentials to this role: he has just earned his Master Gardener certification, and it shows in his vision for our neighborhood. With the road work on Mt. Vernon temporarily affecting our entrance area, The committee's first mission is transforming the entry island — your first impression of home — into something that makes every resident proud to pull in.

Committee members include Reed Shoemaker, Wendee Daelhousen, and Janet Bryant.


WANT TO MAKE A LASTING DIFFERENCE AT THE FRONT DOOR?

Our current LWN funds cover basic maintenance only. Contributions earmarked specifically for landscaping improvements are welcome and appreciated. Every additional dollar goes directly toward beautifying the entrance our whole neighborhood shares. Please donate through LWNHOA.com.


🚶 Walking Committee — Led by Sandi Pudenz

Lanier Woods North is a genuinely wonderful neighborhood to walk — and Sandi Pudenz is the perfect person to prove it. (Her personal benchmark? 18,000 steps a day. Yes, really.)

The Walking Committee's mission is simple and energizing: get more neighbors outside, moving, and connecting. Sandi and her team will map out walking routes throughout the neighborhood with distances for each, so whether you're a casual stroller or a committed pavement-pounder, you'll have a plan. And along the way, you just might meet a neighbor you've never spoken to.

Community get-togethers and committee meetings are posted here as they are scheduled. Your first entry: Sunday, May 17, 2:00–5:00 PM — cul-de-sac at Cherokee Ford. Mark it now.


📄 Documents

Important neighborhood documents will live here — already posted is the 2025 expense summary. Coming soon: information on new neighbors, the Red Oak pickup schedule, a neighborhood map, the new covenants, and more. Previous communication is now on the site along with a summary of 2025 expenses.


👋 Your Profile

Optionally, you can add information about yourself and your family — even a photo of you or your home. It's a great way to put faces to names and feel more connected. Entirely your choice, never required. There is also a place for mobile numbers and emergency contact information.


💳 Invoices and Dues Payments

Your annual dues invoice is visible here, and you can pay online in just a few clicks. Annual dues remain $100 per household, due by the end of March each year. As we have mentioned previously, these dues are voluntary. They are also crucial to keep up the landscaping, the power bill, the water bill and so on.


🔨 Trusted Contractors

Looking for a reliable painter, plumber, or handyman? We're building a list of contractors recommended by your neighbors. If you have someone great to add, send us their information through the website and we'll get them listed.



UPDATED NEIGHBORHOOD COVENANTS


Our original neighborhood covenants date back to 1972. However, 5 decades later, our covenants need to reflect what is important today.

As soon as possible, we are planning on presenting a draft of the updated covenants for your review and feedback. Our approach has been intentional:


Keep them simple — straightforward language, no legal maze

Keep them reasonable — focused on community, safety, and protecting property values

Keep them limited — addressing only the things that truly matter to our neighborhood


After distribution and discussion, the Board will thoughtfully review your feedback and send out a revised version for a formal vote - one vote per lot. The more neighbors who participate, the stronger and more representative the result will be. Your vote decides the future of Lanier Woods North.

Lanier Woods North has been a special place to live for over fifty years. The families who built this neighborhood believed in something worth preserving — and so do we.

What we're building together right now — the committees, the website, the updated covenants, the community events — is about more than administration. It's about knowing your neighbors, caring about your neighborhood, and investing in a place you're proud to call home.

We are genuinely fortunate to live here. Let's make it even better — together.
